Which room, which bathroom, shared with who
A photo of a bedroom doesn't tell anyone whether it's the one with the private entrance or the one sharing a bath with two other people. That's the whole question when one house is rented out as eight separate leases.
So every room gets its name on screen the second you walk in: SE Room 2. Bathroom (shared with Room 2 & 4). SW Room 1 Private Entrance. You send me the room names and I use them exactly the way you wrote them.
Walking between rooms runs at 4x, so a whole house fits in about three minutes. The footage gets stabilized before it's sped up, so the fast parts don't make anyone seasick.

I'm Brad Maxwell, an engineer in Utah County. I wrote the software that does the editing, which is why a labeled walkthrough costs $99 instead of $400. Twenty minutes on site, then the rest runs on my computer.
I've filmed a duplex that leases eight rooms separately, a three-level townhome, and cut a tour from footage a client shot on their iPhone. The townhome is the one playing on this page.

You walk the place with your phone, about 20 minutes. I send a one-page guide covering what to hold on and what to skip.

Re-edit: tenant moves out, unit gets cleaned up, I come back and re-shoot. New video, same room names and chapter structure. Faster because the labels are already done.
Three music versions and the chapter list come with every video. Units stacked at one address get cheaper as they go, so a fourplex works out to about $62 a unit. For portfolios spread across many addresses, ask me about a monthly rate.

I come out, or you shoot it yourself with the guide. Doors and blinds open, lights on, one take per floor.

A Drive link with three music versions and the chapter list. Each video opens with a title page: address, bed/bath count, and date filmed. Tell me which track to keep and you're done.
Questions I get
Can you film a unit somebody's living in?
Yes, with the tenant's written OK and at least 24 hours notice. I keep people, pets, mail, and family photos out of frame. Most units look a lot better filmed empty though, so if you can wait for the turnover I'll shoot it then at the re-edit rate.
Is $99 really the whole price?
For one unit, filmed and edited, yes. Extra units at the same address are $50 each. Nothing is recurring, nothing auto-renews, and there's nothing to cancel.
What do I actually get?
A vertical MP4 in three music versions, plus a text file of timestamped chapters for the listing. Every video opens with a title page showing the property address, bedroom and bathroom count, and date filmed. If you work with a property management company, their name goes on it too.
How fast is it?
Two days from the shoot, or from whenever your footage lands. If you need it tomorrow, that's $75.
What if I get a room name wrong?
Send me the fix and I'll re-render it. One round of corrections is included on every video.
Do you fly a drone?
Not yet. I'm working on the FAA certificate you need to do it commercially. Clients get first crack once it's done.
Can I use the video wherever I want?
Yes. It's yours to market that property with, on any site, for as long as you want.
